That can be a headache if you now own the property (and most towns/cities will not give you a CO or allow you to take out additional permits until the old permits are closed), but sometimes you can resolve it by getting a contractor to sign an affidavit affirming the work was done correctly (or finding the previous contractor who did the work, ideally), or by calling for an inspection yourself to close it (either the inspector sees the work wasn't done, or was done).

I have seen some become self storage, some workout gyms, some garden centers, some antique stores etc.My clients tend to buy retail centers with internet resistant tenants for mix like doctor, nail salon, hair salon, karate school, gym, restaurant,etc.The sky isn't falling in retail.

Got tired of all the cat hair so I mentioned to the renter that the cats have to go so I can start cleaning to start showing the house, so he sends them off, the next day my cousin says that he's seen 2 fleas, so I start realizing that I have a flea problem, tell the renter that I'm calling Orkin to get rid of the fleas, Orkin comes out and sprays, 2 weeks later and scores of vacuuming I still have the devils, I'm not sure if the Orkin stuff is killing them because the only time I see them dead is when I kill them, I'm getting bit every day, everyday I'm worried that I will transport a flea or the eggs to my house or another of my properties, so I stopped going to my properties, I stopped going to friends, refuse to share rides or give rides, have bombed my car 2 times already as a precaution, I'm probably full of pesticide by now!

Any excess is the return on your investment plus you get all the equity appreciation;I am sure you and your girlfriend can figure out how to divvy up the other shared living expenses like groceries, cable, phone, hair shampoo, etc.The important thing is you both talk it all out and you can then document into some sort of formal agreement it if you want.
