JT is only 10 minutes away from JT, and when I stayed in Joshua Tree for a month, I went to Yucca Valley every day for dinner (because it was the closest city with more than a few restaurants).

The closest thing to this that I know works is providing one apartment unit as partial compensation to an on-site leasing/maintenance manager of said apartment complex, and correspondingly reducing their salary.

@Ryan BeasleyIf that rule is one of your top indicators, get a collection of potential properties that will cashflow and then see which one(s) get you the closest to that 2%.  

The ones closest two hours were $200 a week less!

Those happen to be the places where I have successfully invested overseas and maybe it's no coincidence since a large part of my closest family lives inn LA. :-)Hope this makes sense.
