They know they have to charm their way into a rental, so of course they are charming.As far as when to sign the lease - I got a signed lease before I stopped showing a place, and that's what I told applicants. 

And to all those people complaining about homeless, **** on the street, petty theft etc, thats all part of the charm of SF, its a feature not a bug, very few ppl will move out of here b/c SF city govt cant clean up the tenderloin or parts of SOMA.

While I am a dog lover myself, and totally agree you cannot judge a dog by its breed, liability wise this was a no go for me.

Building was an old  carpet mill with rock solid charm in the 1800 and now graced with modern amenities .Ours is on the top (3rd floor.).
