Hey guys, I have been on here for a little while now, but I've just been reading a bunch and checking things out before jumping into the conversation.

The list included an insurance estimate of 1% of home value being raised to  1.3% (relatively minor), going from an assumed 10% property management fee to 14% after taking into account placement and rental renewal fees, and raising my original vacancy budget from 5%  to 10% (I'm honestly still not sure what the right number is, I've just decided to go more conservative.  

I've just signed the cancellation letter to get out of the contract - good news is that I'm off to check out another 4plex today.

) So, for the most part I've just been trying to arm myself with knowledge especially since we are probably looking at near peak market. 

With my past 3 properties I've just done the simple breakdown on paper.

Since I can’t really invest on my own as of right now, I’ve just been saving money (about 5 grand from a summer job).

Just my .02, but to contradict myself I will add that if you are passionate about and truly interested in real estate you can definitely pull it off as many medical professionals and determined people from all walks of life do, I’ve just seen so many others, doctors especially including many that I know personally who got into this thinking it’s an easy side hustle to pay off their student loans but they aren’t really interested in it or don’t actually have the bandwidth or patience or passion to really make it work so they end up selling when they get tired of it (which often means not holding long enough to see a return, plus wasted time).

I've just been offered the opportunity to manage a friends property for rental. 

I’ve just closed on 1 property with 8 doors that will cash flow about $450/door/month and another 5 unit property that should cash flow about $375/door/month.
