As a former home inspector I can say the property is cosmetically a wreck..But the wiring, plumbing and some other systems were updates in the last decade so that’s good.

Think of it this way: the liability policy is in place to protect you from your tenants (ie. slips trips falls, dog bite, etc); the umbrella policy will most likely be used to protect your properties from you (ie. you are at fault in a car wreck, damages in an unrelated business, etc).

I like the idea of a 1 bedroom because it is less maintenance (in my mind) vs renting to a family with children who will wreck havoc on my rental.
