I buy a lot of properties in Metro Detroit and I've seen deals like that but those are in neighborhoods that I feel like I should be suiting up in full combat gear before I get out of my car.Realistically in C+ neighborhoods you should be getting a Net ROI of around 12% possibly lower and possibly higher depending on mistakes that are made and what kind of luck you have. 

So my question is geared to the real estate professionals and I'm interested in finding out, what is the best way to find an agent that will help me find a beach rental property while being considerate of their time knowing this process could take months?

Shifted gears and am now happily working in IT Security.

I know this forum is more geared towards genuine investors but having some people that study, think about, and do this stuff on a regular basis give feedback is pretty awesome.

I'm reading through Brandons book about investing with little or no money down, but in the Private Money section all the advice is geared towards someone who is already established when pitching to potential private funding investors.

The site is geared toward renters, so a "good deal" is a deal much lower than market rate.

Your phone will start ringing.......a LOT.You could also do the same thing to find cash buyers, just with different writing on the signs geared towards cash buyers.

We will be attending a local REIA event in October to try and kick this thing into gear with some serious networking.
