High crimes would be East Cleveland and some of the eastern and western parts of the city of Cleveland.

There are plenty of areas in western PA where the BRRR strategy can be effective.

I would think there are some decently priced markets in eastern California, western Arizona or southern Nevada that would be in driving distance from you. 

Germantown - $$$, very few deals in general as it is similar to Collierville, maybe some on western edges, but those are very hard to find.

But for the numbers you're interested in, a wonder if Hocking Hills Ohio area or western NC would be a good spot for you to look into.

There's a possibility that this will continue the trajectory to be another expensive Western mid-size market. 

Hi Bok,@jimmy klein said it right, an experienced and hands on operator can make buckets of money in the hotel business and a property manager would only be suitable if you have a property with scale.I owned a 87 key Best Western for over 10 years and managed it myself through the recession.
