If they do delay payment by weeks / months, which has happened with horribly mismanaged localities, what recourse will you have?

We are going to look at a 5 room apartment building next week for STR and MTR use.

I had 2 weeks to pack my stuff and leave the rest behind.

Our first accepted offer was a 320 unit deal that we contracted, put up non-refundable (yeah, I know) earnest money, and thought we had our financing and money in place to do the deal.  2 weeks before closing a major (several million) partner pulled out leaving us short of the funds needed to close. 

Stainless steel appliances, cleaning service every other week and I am johnny on the spot with repairs.As a result my vacancies are not that bad even with a model designed to be somewhat transitory. 

And I still finance land flippers all over the US.. so perk test and soil test we deal with every week on our funding's.

They got evicted and caused $4,000 in damages over a 5 week span.The 3rd property had a tenant stay for 15 months.

Weekly draws etc. 

I do think flips done right and priced in the median move within a few weeks.

However, I am still very hands-on for my management business, typically logging 80 hours a week between my two jobs.
