I'm going to be honest, it is kind of scary venturing into unfamiliar territory, after 19 years in the home health industry, but being part of Bigger Pockets gives me the confidence necessary to not give up or slow down.

This isn't hard to answer, most first time investors are looking for cashflow to make all future real estate investing ventures happen.

Some investors I talked to are doing MTRs and STRs (this seems challenging with competing with all the other AirBnbs in CA), some are trying to do a Joint Venture and buy multi-family. 

I believe too many lean back on feelings vs figuring a measure for fact's, and end up with who had best marketing and than blames the sub-par experience on the venture as a whole.
