I think the best way to add value and increase ROI would be things that are area specific, for example a friend of mine lives in Seattle, and he found a house with a mud-room which is apparently something that he absolutely needs.

I was able to ralley the owners and get them to agree to assessments for rehabing the complex and squeezing out the very undesirable tenants and owners

(Zinsser's ,B-I-N's primer)   I cut out any overlapping paper (seams) and fill in with drywall mud or spackle.

I love doing rehab of any kind (although mudding drywall is my least favorite).

Possible options I have considered include:leave things as they are since things are going smoothincrease the rent and get sued if my research isn't correct increase the rent and keep the tenant month-to-month, with the risk that tenant may decide to leave and I may get an undesirable new tenant  along with costs to clean/paint and update the unit between tenants increase the rent and have the tenant sign a lease, otherwise move out.

It may very well be, but I'd guess that this behavior is recognized as undesirable for lienholders because no one will bid the properties at the auction because this sort of behavior discourages it.

Heating in winter and cooling in summer - your contractor will have the utilities cranked up full blast because they have the window open so paint and drywall mud will dry.

The county website that shows taxes, does not take into account the MUD and School District taxes, so make sure you find out how much those are.Good luck!

We have a great Metro-parks system, excellent zoo and museum, and fantastic minor league sports teams (Toledo Mud Hens, Walleyes, a new minor league soccer team starting this year, and one of the oldest professional women's football teams).
