True re the prior poster, re this helping the seller save their credit, if you buy sub-to you will dramatically raise their FICO since the mortgage will show on-time payments.  

We do this in Reno, NV (not exactly a booming vacation market) by sharing pictures & proximity to Lake Tahoe, Truckee, hikes, rivers, shopping etc. and other local spotsGood luck and congrats on becoming a Superhost!

I'm new the notes world and frankly the 3-year locked in PPR preferred return of 12% seems almost too good to be true if they in 16 years have never missed a payment or failed to repay principal.

The numbers seem too good to be true, but I tried to use pretty reasonable estimates throughout.

You could also look into regional banks or credit unions with experience in real estate development for middle-ground options.If I were you, I’d spend some time shopping around for the best rate/terms.

But I would keep for a work shop if your doing value add to the house.  

PS5, TV and two gamer chairs is about the same cost or less than an arcade unitThis is true and that is why I have Xbox in my cabins.
