Our traditional tenants handle small things like a light bulb out or running toilet but it's a something we handle for our PadSplit homes.

That way if one toilet is broken, you don't have to pay the premium to have a plumber come right away when there is a second one to use.2.

This is because it's relatively easy to remodel in the Winter but it's nearly impossible to find a great tenant in the Winter.

New or remodeled stuff rarely works for LT rentals and never works for value add/flips.
