In what is expected to be a continued tight housing and real estate investment market, there are a few tips and tricks that can help investors get some advantages given the current state of mortgage terms and limited housing options.

In the future, if possible, I'd suggest putting the tenant on a payment plan with a deadline and once the payment plan is signed sending that to an attorney.

As a private money borrower, some of the biggest challenges often include securing favorable loan terms, managing tight deadlines for funding, and maintaining a solid relationship with lenders.

However, availability remains tight, with a record-low vacancy rate of 4.5%.Retail move-ins reached 86.3 million square feet, while move-outs balanced the market at 86 million square feet.

If things got tight, in order, which units would you sale?  

My real estate agent, who has a long prior career history in construction, seems to be happy with both the properties and has inspected them in detail and also been under the crawl space noting new plumbing, electrical and foundation sister-in-law beams too.As mentioned it is looking very likely the current buyer will not meet the closing deadline at which point I am next in line and have got price agreed with the back up after a few phone calls today. 

How did you typically approach these decisions when the budget was tight?
