Best thing to do is start by reading The Ultimate Guide to Grading Cleveland Neighborhoods.

You can also search Google and read reviews.

But all the articles I read , says it's best to use cost segregation(which will eventually be recaptured when sold or do a 1031) Given it's vacant for 3 months in 2024 .

First time on this forum, and just introduced through two books I just read by David Greene and Brandon Turner.  

I do recommend creating (and keeping updated) written policies for all of your leasing and screening process, and making them available to folks during the application and screening process (talking about, sending links to, emailing, & reminding, the more times they see it the better even though they likely won't read it).

Many insurance policies also require re-development within two years, a near impossible timeline in a region with the coastal commission, perhaps only second to Manhattan in terms of permitting and red tape.
