The market is really hot, especially with surplus properties owned by our local government.

Once taxes are paid the tax lien, and any foreclosure go away, so does any chance of a surplus.

Btw, our area is REALLY depressed with a surplus of business real estate available; however, we do enjoy the following advantage:1) Right off the interstate with good visibility.2) In a shopping center that includes a WalMart Supercenter and next to a new LaQuinta hotel.3) Large automotive facility occupying 1 acre but includes 3 surrounding acres.

There does not appear to be a surplus of empty houses in the area either.

Locations with population loss may well end up with a significant surplus of housing, even if other locations continue to do OK.

If you have a ton of surplus money you can invest some now for experience and wait to invest the rest until the cap rates rise again.
