There have been at least 3 studies that show this is true for virtually every large city in the US (you can internet search this).- buy and hold is currently tough in San Diego.  

Study the market.

@Allan Smith We've seen SFH properties with a purchase price as low as $150,000 benefit from a cost segregation study.

A recent study showed that 80 people are moving to this city every single week, which will continue to increase housing demand.

I have studied the market there for a bit now and am comfortable with investing with decent Cash Flow and modest property price gains.

I always recommend people ask for a free cost/benefit analysis to determine if they will benefit from the study.
