Start small with strategies like house hacking, leveraging your hands-on skills for value-add properties, and building a strong team or network to reduce risks.

Given your experience with RV parks and MHPs, you already have a strong foundation for managing mixed-income streams, which will be valuable here. 

Similarly, if you are you a medical professional with strong connections at the local hospital, then target properties (and their owners) that would attract medical travelers.

If this is for real, I strongly suspect you'll need to be an accredited investor.
