These stuff often do not depend on the neighborhood Class, but the construction and materials used, and the already used life span of the systems/components itself. 

You will see periods of 10 plus years where nothing happened to values and some during that span sold for a loss.

This means I need to buy products that have a good life span but are reasonably priced enough to make a profit.

There was more room for error in those numbers a year + ago as you could sometimes count on slight market increase in the ~3 month span during a flip if you went a little over-budget.A good rule of thumb for getting into a flip in a market where it looks to be shifting is to take the maximum % of shift you think might occur during the span of your flip, and make sure that is your minimum profit margin.

Apparently the span in the floor does not support the weight of the floor plus stuff so will have to run 2 beams to lift the floor back up...or maybe just rent it to staggering drunks, which was suggested by a friend. 

But the end goal is basically to be as sustainable and eco friendly as possible, both in the building of the building and the materials its built from and the life span of the building.
