Things like accessibility, entertainment, lifestyle, surrounding road/property conditions make the southern part of the island low on my list.

The other thing I notice and this goes from East Coast to west coast northern border to southern border is the poor have an affinity for red or black gauze like curtains.

Most of my clients purchase turnkey investment properties in areas like Old North, Merion Village, Southern Orchards, Old Towne East/King-Lincoln Bronzeville, Driving Park, North Linden, North Hilltop, Franklinton, Reynoldsburgh, and Hungarian Village.

The RE agent looked like a homeless person looks in Southern Ca.  

My company, Freedom Vacation Rentals, based in Branson MO manages well over 300 STR nightly rentals in Southern Missouri including Springfield.

I can't afford anything else in Southern California where i live.

I attend RE meet ups in coastal southern CA.
