Housing is a real problem in Burlington, hence the very high cost of living and where there are problems as an investor you can be a problem solver and that is usually profitable.

I personally would wait till close of escrow for my assignment fees. secondly, for anyone in the comments calling wholesalers unlicensed broker frauds. this really shows your ignorance as well as you might possibly have a God complex. because a good wholesaler is a problem solver that brings solutions to a seller when a broker can't. but there are bad wholesalers just like this bad brokers.

Even if the MLS is overpriced, if you have a good relationship with a broker/agent, they may be able to get you a property before it hits the market and perhaps at a more affordable price.Additionally, if you look for For Sale by Owner (FSBO) properties, at maybe neighborhood/community meetings or even Craigslist, those give you a lot of room for negotiation if the seller has the property free and clear (or almost all paid off).I like to think of myself as a problem solver.
