We love to source local artists in our properties... for example we have a neighbor who does wooden sculptures with a chainsaw, and he appropriately made us a wooden bear for the front porch of our cabin.

When I buy properties with way under market tenants, I have a "bad news bear" letter that I send out which introduces us, explains the current situation and tells tenants what the current market rates are, and for tenants not under leases, when and how much the rent will increase.

Given the above, it seems the question is as to whether the loan balance still falls under the decedent's estate as an unsecured debt (since there's no collateral) that has no bearing on the title - or if it's secured under which the lender will refuse to terminate the UCC-1 filing until the loan is satisfied.

Similar for a shower with a proprietary enclosure and a Schluter system and fixtures which bear an enormous discount to plumbers and installers.Paying the GC on day one for these things does not reduce the risk to the GC unless it is established in the contract that materials are paid upon delivery to the site.

With the whole rent-control thing: I wonder if Newsom sold his fancy home in Northern CA would he charge as much as the market would bear, or would he give a substantial break to the next buyer?
