it's crazy to tie up a million cash to build a duplex. you can leverage that and build so much more units. ohio is one of the cheapest markets in the country to build and I'd pass on this deal if it's a million which I'm assuming it is of cash, with that amount of money you could be the majority partner in a 50+ unit deal with non recourse debt on a HUD 221d4 loan and have more than 50% equity. super low risk, urban core, non suburban deal in Columbus Ohio.

Ideally, both kinds of buyers are able and willing to pay a premium price, hopefully in a cash-only deal, for their urban oasis in Spain (whether it'll be their main or second residence), as long as it's modern and ready to live in, which saves them the hassle to renovate it themselves.

I like ARE, alexandria real estate equities, they focus on sub-urban office for life sciences labs/medical, which is something that has to be staffed in person, not from home in your underwear :), they are down 50% in 2 yrs like all the other office REITs, and by valuation have not been this cheap since 2008, but once the panic about "work from home" subsides, their value should rise back up to its historic rate.
