Yes, I’m using TheGuarantors platform for long term and Waivo for midterm and short term tenants instead of a traditional deposit. 

Personally, I would keep the deposit out of the conversation.

At least a bank that you have your relationship with and super strong deposits  and could probably hypothicate them and get a under 10% rate.. just musing..

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I hope your PM kept the deposit and can use that towards the cost.

I usually charge a pet deposit and monthly fee, but from my limited research, believe I cannot charge for a service animal. 

I think using a deposit model where they can get some those prepaid rate back upon closing is a good way to induce commitment.   

But one can buy a pearl every now and again I suppose kind of like playing the slots looking for that 100k payout :)

I thought about resubmitting with a small non-refundable deposit.

But get them and the family staying in the home both on the lease since the insurance is paying the rent, but the family is usually responsible for the deposit.
