It's designed to protect assets in the event of lawsuits, negligence, etc. and it only applies when there is underlying insurance coverage.

Most take near a year in southern Ca, but you hear of exceptions in both directions on that timeline.What some developers are doing here is leveraging the affordability issue and getting permission to build additional ADUs by designating some as affordable or semi affordable units.  

No point in paying someone to do a simple task (yet) so no it's not taken time from me - well maybe 5 minutes. repairs will come and we will fix, but that's why we do our due diligence before we buy so we aren't walking into major repairs 

The key difference, though, was he spent months carefully getting to know the local architecs, reputable builders, and even a couple of niche design firms that specialize in modern builds for mid- to high-end buyers.

I never have to drive there, I never talk to the tenants, it's simple.

If you can design something like that and hit those rental numbers than you're going to be very, very happy with the investment. 

I haven't seen another PM tool do what they do with the virtual accounts, simple transfers, savings and checking accounts, etc.
