If you're able to go that route you can proceed with your Coastal Permit/Planned Development permit afterwards without the hangups about setbacks ect.Also....on those old railroad lots your legal setbacks are 3' for substandard lot widths.

An egress window has to be within 40" of the floor and have at least 2 feet of width and height for someone to climb out - by opening it not breaking it.

The cracks range in width from hairline to 1/4 of an inch and are larger when viewed in the crawlspace than when viewed from the exterior.

pumping a tank should always be on the shoulders of landlord / property management and priced in with the cost of rent also you should make a note that tenants are NOT to use bleach and or antibacterial soaps as these products will kill the bacteria in the tank and cause a lot of problems down the road also it is a good idea to add  a bacteria of some sort to keep it working properly you can buy the over the counter stuff or just add some yeast mixed with water once a year or so I use bakers yeast every three to four years

Going with a local company can take some of the tasks off your shoulders and make it truly passive, but it likely will not perform even close to what you could do by listing it yourself on AirBnB and VRBO (or EVOLVE which does both).

You've traded extra potential return from forced equity for the luxury of having your time and energy back and having someone else shoulder the rehab risks.For some investors who don't work full time or just think DIY stuff is enjoyable, it seems crazy to trade away forced equity return for convenience, which is where a lot of turnkey naysaying comes in.
