I don't take felonies, especially if they are for domestic abuse, violence, burglary, robbery, sexual offences etc. basically anything that might bring harm to my other tenants, my PM (wife), or anyone else.

Certainly they won’t do more damage than your sub-renter is willing/able to cover.Talk to your insurance agent about coverage for people renting from your renter and serving alcohol to minors who maybe crash on their way home, or a person says they were sexually assaulted at your sub rental.

I'd say for the person who is able to defer gratification, it could be worth it to go the investment route first and then get the primary after you have some more streams of income coming in.

Luckily in Philly, property taxes are so low that, depending on the zip code, you are usually paying <800/year in taxes so holding costs won't be a huge hit compared to the deep discount you would buy at for the delayed gratification

Unbenowst to me, her previous landlord who she had a private relationship with....I think it was sexual in nature from what she claims... evicted her the week she began moving into our place for a small dollar amount.
