@Ajay Bodas I have heard the same recommendation from my 1031 Intermediary and tax guy, but they both also said, "It Depends"... following this post to see what some other smart members know!

I would send them a bill now, not 30 days from now, outlining the charges, even if they are just estimates.

How to avoid BEFORE this happens: pay a day early, don't raise issues, get loans that aren't backed by US Government that the note states they don't sell the servicing.How to avoid the late payment- pay all accounts from the same bank account on the same day of the month.

As a MTR property manager myself I wouldn't feel comfortable handing off my properties that I manage for my clients to someone else who is going to do the same thing.  

After I was informed this, I pushed the wholesaler hard as their was no contingencies and I was pushed for a 10 day close.

Liquidated DamagesIf the Subcontractor fails to complete the work by the agreed completion date, liquidated damages of $[Insert Amount] per day will apply.

Since we will be investing remotely, we plan to work with a property management company to oversee day-to-day operations.Does this sound like a solid strategy for a first investment property?
