I don’t know if opinions will mean much but a ll expecting the tenant to pay for any of this is ridiculous.

@Christina Colon be aware that if you do start forming entities you may have additional tax filings.

I don't BS them and try to give them ridiculous comps just to puff the property.

Heres my situation...My husband and i live in Miami, FL and the market here is ridiculously expensive.

Only taking action if the deal has fat projections, meaning the seller has lost his mind and wants to sell for a ridiculously low price.  

That certain company charges $700-1,000 just for setting up a basic LLC (mine cost $50 and took 20 minutes to set up so that’s a nice profit for that company) or up to $10,000 for a ridiculously over-complicated LLC structure with multiple LLC’s in different states that nobody would ever need that they try to upsell people on who don’t even own a single property yet. 

Or is the asking price ridiculous?

Sorry I was not clear, the ITEMS /FOOD left in the fridge.I knew that, I just figured the question was so ridiculous, I demanded an answer that matched it. 

You can keep doing the solo thing and do a ridiculous number of reps to turn over a deal.

There is a ridiculous amount of saturation and a "race to the bottom" in rates.
