It would be good to talk to a lender to make a game plan and review your financials. 

Hey Aileen,I'm considering First Savings Bank as a 1st lien HELOC, I didn't find much information/reviews.

Though I did choose to continue with the suggested property management company of the area, I was able to find different lenders that suited my needs better.Overall the process was very easy, much easier than I thought it would be.

However I would take a WAG and suggest there might be less than 3 or 4 lenders in the entire US that are HML and do OO.

What you’re suggesting is not cash flow, it’s return of principle, giving her her own money back  If she sells with your deal.

I have been able to review or been told of several audits (from other REI tax colleagues) related to cost segs in the last year or so- and of those none of DIY cost segs were allowed under audit. 

Any suggestions?   

Do they suggest how to enter the transaction accurately or enter an adjusting Journal Entry.
