A few things you'll like to know: What was the source of the water damage, is it dry,was it repaired, and was the damage properly addressed according to industry standards (S520 standard andreference guide for professional water damage restoration).

oki doke lets say you have 130k to spare and your new to investing. but you are also very able to restore a home as well as just rehab plus have :superman: all kinds of tools and still have some youthful energy left. would you get rentals to build an income base and equity over time or would you go for the flip the first time out of the chute?

I do Complete Rehab, water fire, mold damage restoration, mold inspections, (re-builds) drywall, painting, post construction cleaning, carpet installtion and tearouts, new flooring, property management, I have 11 certifications, 2 are Master Certifications.

Not only would I have a well-built and nice looking home, but I'd also be saving the past since so many morons just bulldoze that stuff down nowadays showing no care about the past.I also had the idea of moving out to a place like South Dakota where they have those old ghost towns, and maybe buying an old fixer-upper building in a ghost town and restoring.
