It drives me bonkers how we have specialty certification for relocation agent's, luxury, water front, condo, 1st time home buyer etc etc etc but for some bizarre reason when it comes to Investment real estate brokers like to say to new agent's "oh, that's a great place to start to get some business" lol.

You could build a flex-space building for the plumbing company to relocate their office and warehouse AND have enough parking and now you get 5-10K a month or more in rent. 

I think you are looking at insurance placements or relocation, possibly military if you are in that kind of area.  

I am currently located in the Austin, TX and relocating to Nashville for work.

This incident triggered every trouble I'm experiencing now. 1) The officer from LAHD is after me saying that I need to register the property as a rental property and evict her with relocation assistance, which cost about $9000. 2) The Building department is after me with the order to comply: which I believe it might be better of demolishing the house and rebuild it.
