Never herd about it before just wondering if anyone has tried it out.

As I like to say, "Follow the herd and you'll get slaughtered with the herd."

But unfortunately the herd effect here will convince you to use banks to finance your deals.

It could potentially be a way to "thin the herd" and increase your cash flow. 

I've herd about a technique for getting together funds by opening several credit cards and getting line increases until you have enough to purchase a property, then refinancing out.

So for me, I love turnkey because you can still buy them with some equity and I didn't just add 3 months holding time trying to herd cats (various contractors).It's all about your own personal goals.

All the sane ones are content with the 40 year plan and being herded to their jobs and then back home.  

Investors are flocking to the tried-and-true deals, I'm going to try to be where the herd isn't today but will be tomorrow.
