We’re actually potentially  looking to move from owning to renting, so I don’t know if the qualifications would be the same for that situation.

Generally its likely not going to qualify for DSCR if it has any rehab, typical rule of thumb is no more than $2,000 in "deferred maintenance" or needed fixes/rehab on the appraisal inspection for a DSCR qualification. 

Many times, one of them doesn't work or works part time or simply doesn't have the income and credit qualifications that meet your selection criteria, but the other spouse or person does as the "primary income provider".
