As a foreign buyer, you are to look for 2 things in particular: the temporary foreign ban (which they keep pushing further back) and the source - The foreign purchase ban which applies across the board. yes there are exceptions but if you are not a Canadian tax Resident (which it seems you are), you will need to look for communities where the population is less than 100,000 in general. - Another exception to note on that foreign buyer ban is the number of units/doors for your investment: I believe the magic number is 5+ as this would be considered as commercial Real Estate- In Ontario, you will also have to look our for the Non-Resident Speculation Tax (NRST) which imposes about 25% on the purchase tax.

Buy in a market not too far away, 30 to 1 hr from a decent city center where values are reasonable and a city push out with help your rent and appreciation. 

You can rent a place to lay a head. 

If they push back, you might consider adjusting the rent to reflect the change.

Many of them won't be convinced by facts, such as how much revenue STR's facilitate in and around Asheville, and will continue to push debunked sentiments about affordable housing, but the threat of lawsuits might make them play nicer.

Think of vehicles like the cyber truck where you need to sign up ahead of time to pre-order and so many people want it that the value increases shortly after they are released.

Looking back 7-8 years from when I did that, if I had held on to the one property between cash flow and appreciation, I'm not sure I'd be any further ahead. 

They offer consistent cash flow and steady demand as rising housing costs continue to push more people into renting.

The agent was getting pushed pretty hard by his brokerage to get this signed before putting in an offer, so I caved, but limited the date.
