I think alot of it has to do with the good press we have had over the last few years of being a good place to invest so it has attracted investors from all over the country.I have been investing in Richmond since the early 80's so I have seen all the ups and downs through the years.

And while Herron-Morton does not get a lot of press outside of local circles, it is definitely an impressive neighborhood.

My initial thought was if I go to the listing agent they will get a greater commission playing duel agent, now I'm wondering if that leaves me with no one looking out for me.My most pressing question: tomorrow I have 3 appointments with 3 different listing agents at 3 different properties.

That is the maximum, but if you have a solid case you can press for a much shorter time frame.

If so, you'll be hard pressed to find a listed deal making offers based on the 70% rule.

however when it comes to pressing that go button, I freeze up, because I don't think I have all the necessary info or tools needed to be successful.  

Without it and you'll be hard pressed to get any conventional financing for the next few years and significant income to show for it.

I guess what I'm saying is that you might need to move forward on some of these leads, and press for an appointment (and chance to build more rapport) after getting even the faintest whiff of motivation.

I'm not sure how I should proceed because I want to press the issue feeling that I'd rather the seller disqualify me than be out of the game based on fear of rejection or an agent that may not understand what I'm trying to do.
