I know what you mean about issues popping up and they seem to all happen at once.Look at each property on its own and ask yourself if there are one or two that are causing most of the problems over the last 5 years. 

Instead of opening Halloween City pop-up stores, it’s transforming its 750 existing stores into Halloween hubs, packed with animatronics, costumes, and decor.

The most important thing is making sure that whoever you choose pops their head into the attic to check the decking.

I would also browse Furnish Finder and see what rates pop up there.

Adding your location on the thread might pop up some lenders that can assist.

Filter by these types of properties and see if you find any realtors who pop up frequently.

Offer mom and pop landlords a headache-free tenancy including Free Maintenance for all minor repairs.

Even closer to home, most of the smaller hotel/motels in my area seem to be mom and pop owned and are all listed for sale at this point. 

Some mom and pop landlords will not want to deal with this and they'll sell the unit and there are less rentals available.
