If i buy a property only to cover the mortgage, then come out of pocket for repairs, then it sounds like more of a flip than a rental property.If cashflow doesn't cover all the operting expenses, it doesn't necessarily mean it is a bad investment given appreciation.

If there aren't any massive physical problems with the property, it appears you can grow income and equity.You might be able to buy this with little cash out of pocket if the seller owns it free and clear and was willing to finance nearly all of it.  

BP will be the perfect place to find a mentor or just take notes from others experiences to add to your back pocket.
