Many of our clients will use one of those spots for a place holder - a property that might be held by a friendly party who would be willing to sell in a pinch.  

Pinch your pennies and use that money for a down payment.

One thing I've mentioned before a few times as a caution to any "out of town" investors looking to buy in the lower or lowest priced areas of the city of Milwaukee (and that can honestly mean someone from across the country, or even a fellow city resident, especially say if they live in one of the very expensive parts of the city, or just outside of the immediate area they're investing in) because the city has had enough of people who see these incredibly low sale prices with comparably high rents and who want to come in and collect every last penny in rent, but pinch their pennies to an extreme when it comes to upkeep and especially the safety of their tenants.

It's amazing how resourceful people can be once they are in a pinch.  

Unfortunately when our tenants hit rough times it often pinches us as well.

People who vouch for these guys/gals need to show proof they took the course, screen shots, receipts. something to prevent the good guys from being pinched by the bad guys with slander.  

The earlier you can complete the penny pinching, self-taught education and networking necessary to begin investing from scratch, the better.  

Books on your phone is also great in a time pinch.
