Now I say that and I did a 7 lot one in North Charleston that I got through in 4 months.. but the lots were on a paved street with city sewer and water.. if you have to build infrastructer it can take a year to put plans together and get them approved.I think being a land ACK person for a big developer or builder would also teach you a lot with getting paid to do it.

@Alan Grobmeier government regulations make building starter homes in many markets not feasible.Take our market in PDX I am building 23 lots right now.. we pave on Monday.44k per lot to develop them does not include soft cost of 5k a lot for eng. and permits. so say 50k and they are shovel ready... and this does not include the cost of the dirt .... now building permits are 30k per house..

We had the following "checklist" and hit them all: long-range views, 3 bedrooms, no loft, game area, paved access, near downtown blue ridge, secluded/private feel, and a hot tub.

Many cities/townships/etc. have lot coverage or impervious area (house+paved+sidewalk) ratios that might limit how much you can add, if any.Good Luck!
