The rehabs I've done locally are a lot easier as I can walk the property and apply painter's tape to areas I want addressed during the rehab, or resolve any communication issues real time. 

My tenant left the carpets badly stained and they stunk so bad like old wet dogs that my painter refused to go in there until they were ripped out. 

We had to get quotes from 7 or 8 painters before we found a reasonable one to paint our house.But, there are different ways to add value. 

Everyone knows In the old days, if a painter fell off a ladder, his attorney would sue his employer and the homeowner and let the court sort it out, or more likely collect a settlement from both.

Do I subcontract out all the individual skills or try to find a handyman that can accomplish a wider array of items (like outlets, lighting fixtures, exhaust fans, LVP flooring, etc.) and then hire subs for specialty items (roof, siding repair, painters, etc.)?

I need a roofer, bathroom and kitchen installer, sheet rocker and a painter.

As a land lord, you will need to build your rolodex of sub contractors anyways, so I would focus there on finding a good painter, flooring guys and general handyman to help you turn the units well/cheaply.
