The rehabs I've done locally are a lot easier as I can walk the property and apply painter's tape to areas I want addressed during the rehab, or resolve any communication issues real time.

Do I subcontract out all the individual skills or try to find a handyman that can accomplish a wider array of items (like outlets, lighting fixtures, exhaust fans, LVP flooring, etc.) and then hire subs for specialty items (roof, siding repair, painters, etc.)?

As a land lord, you will need to build your rolodex of sub contractors anyways, so I would focus there on finding a good painter, flooring guys and general handyman to help you turn the units well/cheaply.
