A national buyer would review the BPO and maybe do some brief online research, but would not typically not know, as in your example, about the sewage issues or extent of interior rehab needed.

Lenders are open to doing business with a new investor if:The deal is the right deal:  Not to expensive, accurate numbers, strong ARV, good market....And...Borrower has good credit and ample cash to close.I've lined up financing for about 10 new investors last year. 

We have many efficincies under management with a ~10% vacancy rate with prices ranging from 485-625 depending on location property quality and amenities.

Go with someone with solid google reviews and over 5 years in business and move on if needed.
