Its for two people (kids go free) and 4 nights.

Brought the remaining 20 duplexes and other inventory to my Big event ( which cost me 50k up front to put on) and sold all 20 that night..

something that i could charge a little more for per night. 

We only offer extended stays of 30 nights or greater.

Whether or not it was required, I did tell both guests I would refund them for nights they didn't stay.  

We used to send it much earlier, but we had guests showing up a day before thinking they could get an extra night.

Especially if there is a decent gap between the next guest, I want someone to be able to book for that night and stay as long as possible.

Continue your positive thinking and you will find the right deal, get it financed, and then suffer all the fear, anxiety, and sleepless nights we have all gone through LOL.  

My cleaners charge $125  cleaning fee for  2 bed/2 bath and $150 for a 3 bed/2bath, I charge an additional $15/night as a pet fee (Max 2 dogs), Airbnb doesn't allow an additional nightly fee so I charge $150/stay, my cleaners charge an extra $25 for the additionl cleaning required for pet hair removal. 

I try to get double the market rent for a furnished apartment. 30 night minimum stay.
