California prices are really unaffordable at the same time the state has consistently had outmigration of native residents for something like a decade and even negative population growth recently whereas Texas has grown substantially.

I appreciate your caution but I am going to continue what is working for me, if It stops working I only lose a bit of money the rest of my money is in the SMP and it wont be taken out to fund more trading endeveurs.

@Joshua Lanzieri when renovating older properties there are almost always negative surprises.Go watch any HGTV renovation show and most of them will have this as a cliff-hanger, forcing the choice of either going over budget or cutting back elsewhere.10% overruns happen often, but 50% is NOT acceptable!

I second '@Bob Okenwas statement regarding market.Personally, I only buy old homes (circa 1900) and would not consider a newer build unless it was being practically given away.
