when we do the initial walk through with them, we usually ask their plans, and if they plan on satellite, we let them know our preference (e.g. pole mount in yard). 

Are you from Rocky Mount as well?

I know how hard it is as I was an accidental landlord and I am just glued to the MLS (my only source as of now) with my finger itching to pull the trigger for that second property.

Also a contractor said the HVAC unit  is not enough to  provide for that extra area  so I'd have to get a wall mount indoor unit  but that sounds really  tacky to me.  

These units are relatively basic, they have individual room baseboard heat systems and wall mount air conditioners (1 each), so not nearly as expensive to replace as a normal HVAC system.

The neighborhoods are quite a bit different.Another thing to consider, I just bought a duplex on Hi Mount and North IN Washington heights for $85k and put about $15k into it for rehab.

And I try to focus on how blessed we are to have such a beautiful, healthy child when frustration mounts! 

One last concern I had was the contractor told me they glued the rubber roof straight to they plywood instead of laying down felt. 

Silly question...did you replace light fixtures and, if so, did you go back with ceiling fans or just flush mount fixtures?
