I don't have the room to add a Washer and Dryer, so I'm trying to come up with a solution that I can offer.

We have all been in contact with each other and coming together to take this a step further if we do not find solutions with our relationship with you.

With the ever changing market, I'm looking to learn about how everyone else is finding solutions to the challenges we are facing. 

@Andrew Grimmett If a seller is hesitant due to capital gains taxes, consider creative solutions: suggest an installment sale (seller financing) to spread tax liability over time, a 1031 exchange to defer taxes by reinvesting in another property, or a structured sale for flexible deferred payments.

Hoping to place tenants on the first floor as close to move in as possible (1st floor unit is modern and doesn't need any work), then quickly make the repairs on the 1 bedroom unit to update and turn into a 2 bedroom and get that rented as soon as that is done.  

Likely your best solution is to do a 1031 exchange. 

There are many out-of-the-box solutions available for many industries.

And in the modern era, real estate and stocks returned practically the same amount (within 1%).

A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?
