I'm turning my rental, tenants gone, inspection already completed with what needs to be repaired from tenant misuse. 

Misuse of law enforcement resources in cases such as this is a big part of why officers do not have the time and manpower to conduct proactive policing and end up chasing calls for service the entire shift.

It happens and isn't necessarily the tenant's fault.With that said, I have one tenant who keeps misusing the washer by overloading it.  

Considering everything else we receive, and the peace of mind, our CPA is money well spent.If filling out tax forms is all you're using your CPA for, you are either misusing him, or you need to build a relationship with someone else.

@Evan Polaski, I had a misuse of words there, by secure I meant we had chosen a property and ran numbers on our end, still learning the proper lingo.

Also, I would caution you about getting wrapped around the axel of the often misused term "Private Lender" There are THREE types of lenders that investors need to be aware exists, Hard Money, Private Lenders, and Private Money. 

Conceptually it is vague and intentionally misused by some syndicators who try to represent themselves as hands-on operators, but yet they don't source/secure deals nor asset manage them.

I've talked to the local appliance shop that it was purchased from and they said it is more than likely caused from misuse or incorrect care there examples were dropping some thing, sudden change of temp by placing a cold pan on a hot burner, overheating the glass, ect. 

That means the seller is asking double fair market price or you are misusing the term "market value".
