I would recommend being meticulous with your documentation. 

Hard working and meticulous guys that are absolutely crushing it like you wouldn’t believe.

Additionally, turnkey providers should take a professional approach and not offer rental property unless they are meticulously chosen, professionally inspected, renovated, cleaned, and a tenant placed.

Just be meticulous, and always try to offer a great home when renting.

I'm looking for #7 at the moment, but so far haven't had much luck.I've followed the Jax market meticulously since 2011 when I bought my first house (and am a licensed Realtor), and every year prices go up and inventory goes down, so finding properties has only become more difficult as time goes on.

Landlord mentioned they are some of the best tenants hes had (prepaying 3 months in advance upon traveling, always on time, quiet and respectful, meticulously maintain their unit).
