You have the manufacturer parts warranty and then the contractor labor warranty and if contractor was smaller they might not be around anymore when a problem arises. 15,000 sq ft roof depending on variables running about 8 bucks a foot but can go to 12 for a flat roof just varies on time of the year, amount of labor hours to remove current roof, and any product shortages.I would check right away to make sure the roof warranty was transferred and is not null and void.

If you want specific advice, things that would be important would be some background on the sponsor (years in business, portfolio size, you don't have to name names), where the property is (city), what it was bought for and when, how much was the loan and when does the loan mature, how much equity was raised, was there any preferred equity or multiple share classes, what is the occupancy, is the sponsor responsive to your communications and providing reports, and so on.
