@Jimmy Johnson rentometer is pretty good as long as you know it lumps together duplexes, luxury apartments, SFR's etc. make sure to only compare the comps that are like to the building you have. 

So luxury taking a volume hit, is a niche getting a bit more niche.

Joe or listened to his podcasts, you know he has section 8 tenants living in 900k luxury homes.

Someone renting their luxury cabin for $150 a night isn’t necessarily an irrational investor: If they bought the place 15 years ago for one fourth of today’s prices, and the home is paid off, $150 per night might make perfect sense.
