A brute-force way - come up with a killer marketing pitch, collect Real Estate Investor leads and cold call as many as you can - I wonder what the conversion rate will be for 50-100 calls/day , Majority of them are isolated anyway and want to kill time.

As John mentioned I see STRs that are more isolated being the first areas people want to travel to.

So, isolating the risk to the one property being considered in a LLC makes sense.But, if the property is isolated in a new LLC, how do you get a "business" loan? 

Let them know clearly, in writing, what you will address and why you are isolating these issues from the rest of their complaints.

I run theNumbers in my head and decide if a property is worthy of further analysis by the margin.I keep details on which neighborhood has which ratios and If I find an area with good ratios I dig further and try to isolate that micro market.

Some landlords put each of their properties in different LLCs to isolate them and provide maximum protection.

You don't want to hyper focus on one single lead gen method or one single isolated niche because in time it may come to a dead end.  

If you can't isolate the catalyst event...it improves your odds by the number of contacts.

So would the isolation of my island effect the number of investors interested in flipping/purchasing real estate?
